May 21, 2007 Winston-Salem Developer Wins Preservation Award for South Carolina Project; WINSTON-SALEM—A mill conversion by The Landmark Group has won a 2007 South Carolina Historic Preservation Award from the Palmetto Trust for Historic Preservation, the South Carolina Department of Archives and History, and the Office of the Governor. Highland Park Mill in Rock Hill received an Honor Award, which celebrates successful and exemplary historic preservation projects around the Palmetto state. The abandoned textile mill was converted into 116 affordable loft apartments for seniors in 2005. The award cited Landmark Asset Services, Inc., and Rehab Builders, Inc., both part of The Landmark Group, and Campbell Meek & Associates of Spartanburg, S.C., the architectural firm. An important focus of the mill restoration was retaining the rare original wood windows, the industrial feel of the site, and the integrity of the floor plan. The complex also includes a senior services center and an industrial kitchen to provide meals to seniors throughout York County. The project was the first in South Carolina to use the state’s newly created Mill Revitalization Tax Credits. The $13.4 million development also incorporated historic and affordable housing tax credits into its financing package. Based in Winston-Salem, The Landmark Group has completed or has under development more than $350 million worth of mixed-use projects to revive downtowns, restore aging neighborhoods and create affordable housing in the Carolinas, Florida, Georgia, Tennessee, Texas, Virginia and Washington.
